Detailed Planning Secured by Wilton Developments on Largest Consented Single Unit Distribution Scheme in Leeds

Leeds, February 2023 – Leeds based developer Wilton Developments has secured a detailed full planning consent for the largest single unit logistics and industrial building in the Leeds area on its LEEDS 500 scheme on the M1 north of Garforth.

Leeds 500 sits in a prime location directly on Junction 47 of the M1 close to the M1/A1 (M) intersection, providing access to the M1, A1(M) and M62.  It’s central position makes it easily accessible to all parts of the UK and mainland Europe and due to its strategic proximity to the area’s extensive road network, Leeds continues to strengthen its position as the logistics capital of the North.

The Industrial & Logistics team at CBRE in Leeds have been appointed sole agents on the first phase which will accommodate a 492,500 sq ft logistics/industrial unit.  The 75 acre development site was acquired by developer Wilton Developments and detailed planning has now been secured for the city’s largest consented single unit distribution unit on part of the site.

The first phase of the scheme will comprise a 465,000 sq ft warehouse with 23,000 sq ft of office accommodation over two floors and a 5,000 sq ft warehouse hub office,   and could provide around 600 jobs.

The development which will be BREEAM Excellent boasts many ESG specifications including a multi-use games area (MUGA); showers/changing and locker facilities; outdoor segregated breakout spaces; sustainable urban drainage (including 2 filtration ponds); rainwater harvesting, 40 secured cycle spaces, 28 electric vehicle charging spaces with a further 50 enabled for future charging. The building has the ability to generate 2.7 million KWh per annum of energy from the installation of solar panels to the roof.

Wilton Secures Reserved Matters Planning permission for 2.26m sq ft at Doncaster North; Planning secured for Phase One with estimated Q4 start on site


August 4 2022 – Wilton Developments has secured detailed planning consent for the first phase of Doncaster North, with works due to start on site later this year.  The first phase of detailed planning is for 2.26m sq ft of development immediately adjacent to J6 of the M18 at Thorne, this includes a unique opportunity in the UK to develop a single unit of 1.15M sq ft.  The scheme will create around 8,500 jobs for the region.

Doncaster Metropolitan Borough Council has approved the scheme which forms part of Wilton Developments’ wider 180 acre, 3.52M sq ft, industrial and logistics site, within one junction of the M62/M18 interchange.   The first phase of delivery will extend to more than 700,000 sq ft across 6 buildings, ranging in size between 21,750 sq ft to 284,000 sq ft.

The site, which will be delivered to a BREEAM Excellent rating and high specification with market leading ESG credentials, will address the trend towards larger units, responding to supply and demand with first buildings due to be delivered by 2023.

CBRE and Knight Frank are appointed agents to market the Doncaster North scheme.

Barmston to Develop Final Plot on Successful Enterprise 36 Scheme in Tankersley, J36 M1


ONLY UNIT 2 NOW REMAINING FOR IMMEDIATE OCCUPATION

Stainforth Construction Ltd have been appointed by Barmston Developments a subsidiary of Leeds based Wilton Developments to deliver the final plot on the successful Enterprise 36 industrial park in Tankersley, South Yorkshire. The contractor will start on-site later this month to deliver a 80,500 sq ft HQ building for an undisclosed occupier.

Enterprise 36 is a four-unit development located just 1 mile from J36 of the M1. Last year Barmston Developments, advised by CBRE & CPP, completed deals on Unit 4 to William Rowland and Unit 3 to label printing specialists Dura ID Solutions Ltd.  Following the letting of Unit 1, just one unit remains available. The available 77,804 sq ft Unit 2 has been speculatively developed to a high specification and is ready for immediate occupation having recently achieved practical completion.

The successful development of Enterprise 36 is being supported by Barnsley Council’s Enterprising Barnsley investment team and their nationally recognised BMBC Property Investment Fund.

New occupier announced at Phoenix House in Leeds


Having embarked upon a refurbishment programme, of the common areas at Phoenix House on South Parade in Leeds, on behalf of Headrow Ltd, Wilton has secured a new occupier. Landscape architects, Gillespies has taken a five year lease on 2,432 sq ft on the fifth floor of the building.

Jason Stowe, Managing Director at Wilton, said: “Having purchased Gallery and Phoenix House approximately 12 months ago with a 25% void across the two buildings we are delighted to say that with the letting to Gillespies we now only have the 2nd floor of Phoenix House remaining vacant across the two buildings. Gillespies arrival is testament to the refurbishment which has now completed and our approach to managing the building.”

Clem McDowell of JLL, who brokered the deal, said: “This is the first letting at Phoenix House to be completed this year. With businesses continuing to seek quality, cost effective offices in the best locations we expect the remaining suite to be let sooner rather than later”.

Phoenix House comprises 20,300 Sq ft of offices and is already home to Sagar Wright, Sellick Partnership Ltd and Travelers Insurance Company Ltd.
