CBRE’s Latest Deal Confirms Leeds Office Building Almost Fully Let

Leeds, March 2018 – Acting on behalf of Headrow Limited, the Office Agency team at CBRE Leeds together with joint agents JLL, has let the third floor at Phoenix House on South Parade in Leeds to NEUPC Limited. The building is managed by Wilton Developments on behalf of Headrow Ltd, this recent letting means only the second floor is currently available to let.

Phoenix House is a 7-storey office building which has recently undergone a refurbishment to the entrance, reception and common areas throughout. NEUPC Ltd, one of six UK higher education purchasing consortia, has taken the third floor of the property comprising 2,769 sq ft on a 5 year lease term.

Situated on South Parade in the heart of the Leeds city centre business district, Phoenix House is close to the retail centre of Leeds and a short walk from Leeds city station. Existing occupiers within the building include; Sagar Wright, ISS Facilities, Gillespies & Travelers Insurance.

Expanding charity completes Leeds office line up


Bid Services is expanding and relocating to Gallery House on The Headrow in Leeds having been awarded a new contract.

 

The UK charity who works to support people who are deaf, hard of hearing, visually impaired or have a dual sensory loss has acquired 2,930 sq ft on a five year lease from landlord Headrow Limited managed by Wilton Developments.

 

The latest property deal, concluded by JLL, sees Bid Services join a tenant line up including Reed and Leeds Beckett University and means Gallery House is now fully let.

 

Jason Stowe, from Wilton Developments, said: “Bid Services decision to relocate to Gallery House was driven by its desire to find a workspace that provided the right environment for staff and clients. The take up and from such tenants is a real accolade to the building’s stylish space and superb business location in Leeds city centre. Joint agents JLL and CBRE are currently marketing the remaining office space at the adjoining Phoenix House on South Parade. Just three floors remain with suites available of between 2,400 -2,700 sq ft at rents from £12.00 per sq ft, and basement parking also available.

Leeds Team Completes Sale on Behalf Of Wilton Developments

Leeds, July 2017 – Acting on behalf of developer, Wilton Developments, CBRE’s Industrial & Logistics team in Leeds has completed the sale of Units 2 & 3 at Kinetic 45, Leeds to world leading vehicle cleaning equipment provider, EHRLE UK.  The £8m speculative development is situated in the heart of the Leeds City Region Enterprise Zone.

The Kinetic 45 development which lies on Newmarket Lane, comprises 83,000 sq ft and was completed in March this year. It includes a standalone 60,000 sq ft industrial unit with high quality office space and two smaller Units 2/3, purchased by EHRLE UK, offering 11,000 and 12,000 sq ft, which combined deliver 23,000 sq ft.  The 60,000 sq ft unit is still available to lease or purchase.

As well as modern office accommodation, each building boasts reception facilities and secure yards.

Along with CBRE, the Kinetic 45 commercial development was delivered by a Yorkshire team, including GMI Construction, Leeds-based KPP architects, JPG Engineers, Rex Procter  and MRB Consulting Engineers.

The Leeds City Region Enterprise Zone encompasses 142 hectares of prime employment land adjacent to the M1 motorway and the development is located just two miles from Leeds City Centre.  The zone is an ideal location for manufacturing and supply chain companies and has potential to create more than 9,500 local jobs when fully developed.

ARTISTIC TALENT IN LEEDS SHOWCASED AT 10 SOUTH PARADE


Leading Yorkshire property developers Wilton Developments have linked up with Leeds College of Art to install some stunning artwork at the award-winning 10 South Parade in Leeds, on behalf of the buildings owners East Parade Ltd.

10 South Parade, one of the most distinctive office buildings in central Leeds, has recently undergone an extensive refurbishment, leaving just 5,600 sq ft available to lease A crucial part of this refurbishment are six works of art, which showcase the talent of the students at the College of Art and reflect the history and culture of Leeds.

Elli Whitefoot of Leeds College or Art commented: “At Leeds College of Art, we work with many external organisations on projects and commissions, to provide our students with experience of answering live briefs in a professional capacity.

“We were really pleased when Wilton Developments approached us, interested in utilising our students’ talent to provide six pieces of artwork for the refurbishment at 10 South Parade.

“The brief was open to final year students studying BA (Hons) Fine Art, who were asked to submit concept designs which referenced Leeds City Centre, 10SP as a building and commerce in the city.

“Four students were chosen to present their concepts to a panel made up of representatives of Wilton Developments and Leeds College of Art and, following consultation and fantastic feedback, all four students were then chosen to produce the six pieces of artwork. This has been a great opportunity to showcase our students’ artwork and an experience they have benefited greatly from,”

The students were: Christine Cheseldine, James Taylor, Kingston Poplar and Lilly Sutton Parsons.

10 South Parade has previously won the North of England, Wales and Northern Ireland British Council for Offices Award for best Refurbished/Recycled Workplace.

The project was praised for transforming a tired 1970s office building into a Grade A modern office building which is taking on and successfully competing against the very best brand new buildings in Leeds City Centre.

It now delivers 36,000 sq ft, over five floors, of high quality, air-conditioned accommodation with Grade A specification including a new glazed fourth floor featuring balcony areas, raised floors and suspended ceilings.

Eamon Fox, partner with global property consultancy Knight Frank in Leeds, who represent Wilton Developments, said: “10 South Parade is a tremendous example of a high-quality city centre office building, which has stood the test of time.

“The recent relaunch of the building, after the refurbishment, highlighted its strengths.
