Milestone Reached on Speculative Industrial Development

A milestone has been reached in the construction of a speculative industrial development in West Yorkshire.

Latitude is a two-unit industrial warehouse scheme at Junction 31 of the M62 in Normanton, West Yorkshire being brought forward by Wilton Developments and CBRE Global Investors.

Work on the units, which will comprise 43,000 sq ft and 34,500 sq ft, is well underway, with construction being undertaken by Leeds-based contractor Castlehouse Construction.

A key construction milestone has now been marked with a topping out ceremony.

Jason Stowe, managing director at Wilton Developments, said: “We are pleased to reach this construction milestone at Latitude. The development is on track for its completion in early 2022 and we are already handling significant interest in the units. Identifying key sites such as this and unlocking its potential will enable the regional logistics sector to continue to thrive.”

Mike Baugh, senior director at CBRE Leeds, added: “Latitude has all the key attributes that occupiers are seeking. The location provides immediate access to the M62 and is in the heart of the distribution network and the quality meets all the expectations of modern space. With shortages well documented across the region we are already handling strong interest in these units.”

The Latitude units set to achieve practical completion in Q1 2022 and joint agents CBRE and Carter Towler are in discussions with interested parties.

Gallery House, Leeds, fully let following latest Deal

CBRE Leeds Confirms Letting To Reed Recruitment At Gallery House

The UK’s leading recruiter, Reed, has agreed a lease at Gallery House on The Headrow in Leeds to service a new contract. This latest deal, secured by the Office Agency team at CBRE in Leeds on behalf of Wilton, means the building is now fully let despite a challenging pandemic climate.

Reed has taken circa 8,700 sq ft of office space over 3 floors at high spec Gallery House, a centrally located, 7-storey multi-tenanted office building which fronts Leeds Art Gallery and Victoria Square in the heart of Leeds’ business district. Fellow tenants include health and beauty retailer Superdrug and BID Services.

Gallery House, which features a newly refurbished reception, is close to Leeds Train Station and within walking distance of the retail district, including the Trinity Shopping Centre, as well as a range of high quality bars and restaurants on Greek Street, South Parade and East Parade.

Clair McGowan, Associate Director for CBRE’s Office Agency team in Leeds, commented:

“We are delighted to confirm this latest letting at Gallery House to Reed, taking the property to full occupancy. Our recent Leeds market briefing revealed that provisional office take up figures for Q3 show an improvement on Q2, so it’s great to see some green shoots and more confidence in the market despite Covid-19. This is a well located and well managed building and it will serve Reed well.”

New agency line-up for Prime Development site in Normanton

The Leeds industrial and logistics team at global property consultancy Knight Frank have been instructed by Wilton Developments, alongside CBRE, to market the prime Latitude development in Normanton, West Yorkshire.

The four-acre development site has detailed planning consent for a two-unit scheme, comprising 34,500 sq ft and 43,000 sq ft respectively. Both units are available either to lease or to buy.

Latitude benefits from instant access to Junction 31 of the M62, with swift links to the Yorkshire’s superb regional motorway network.

Iain McPhail, partner at Knight Frank, commented: “We’re delighted to have been instructed by Wilton on this fantastic opportunity. Latitude is ready to go, having been fully tendered and with all planning conditions discharged already.

“This means that a building can be ready for occupation in approximately six months from legal commitment.”

Mike Baugh of CBRE added: “Due to the recent spate of lettings in the area, there is a critical supply/demand imbalance specifically on Junction 31 of the M62. We are therefore confident that the team will identify end users for both buildings.

“Latitude is a very attractive proposition for occupiers who are wanting brand-new warehouse space delivered quickly, but retaining the advantage of being able to add their own bespoke specifications to a building.”

Jason Stowe of Wilton says “ We have invested into the site to ensure that it can be ready in a relatively short time frame, we can be on-site almost immediately subject only to agreeing the legal documentation with an occupier”

Jason Stowe, Managing Director of Wilton Developments, said: “Enterprise 36 has been a successful scheme and we are delighted to offer the latest unit to the market. We were pleased to deliver units 3 & 4 to William Rowland and Dura ID Solutions off-plan and subsequently develop the latest unit on a speculative basis”.

Councillor Tim Cheetham, Barnsley Council’s Cabinet Spokesperson for Place (Regeneration and Culture), added: “Our highly successful Property Investment Fund was established to work proactively with the private sector to provide first-class commercial developments for growing local companies and inward investors at key locations throughout the borough. Enterprise 36 is a perfect example of what can be achieved by doing so.
